What is “Private Label, or Wholesale Construction?”

Our Private Label, Wholesale Construction model offers investors or other builders something unique: the opportunity to build under their own brand or as joint name with us. Unlike the traditional builder model, where the builder controls the sale and can risk the investor’s profits, our approach gives the investor more control over the sales process. With Wholesale Construction, we typically work on a flat fee basis, ensuring transparency and predictability for the investor, unlike the cost-plus model where builder fees rise with costs. This model is built to drive down costs, especially when building in volume for multiple investors.

Why Do We Use the Term Private Label, or Wholesale Construction

You may not have heard the terms “private label or wholesale construction” it simply means that we offer construction services where we work under your brand name and marketing; whether you are another builder, an investor, a real estate agent, lender, or other industry professional.  

Private Label Construction

When working with investors or builders who are typically out of state or outside of our local area, we follow the “private label” model. This means we handle the permit process under our name, but all public-facing elements—such as marketing and signs—are presented under the investor’s or investment group’s branding. Much like private label manufacturing, we’re building the product under another company’s name.

Wholesale Construction

We partner with other builders and contractors, adapting to their needs. We typically use a “wholesale” model, either acting as an independent contractor or providing full construction management services. The builder holds the permit as the general contractor, while Hillside General takes on the role of on-site builder and construction manager. By offering a low-cost, flat fee structure, we reduce construction management expenses by 30-50%, passing the savings directly to the general contractor. In many cases, we complete projects faster, at a lower cost, and with higher quality than other alternatives.

We Work on a Low-Cost, Flat-Fee Basis

Our fees are determined based on the project’s scope and timeline, always offered as a low-cost, flat rate with no additional benefits required. We use an independent contractor approach. You avoid the added expenses of a full-time salary, benefits, and payroll taxes. You as the hiring company will assume all financial obligations related to the construction, including bills, and risks; therefore, we can significantly discount our fee to be part of the project.
